Updates on Walgreen's Issue

In regards to the Walgreen's coming to Chelsea issue, this article was in today's Ann Arbor News:
Also a couple quick updates from friends who attended the meeting:

Just passing on info from the zoning board mtg. tonight. The Walgreen's variance will be postponed, the planning commission did not give special use approval for it to go on to the zoning board. Lots of opposition against the project, however it will come to Chelsea. The developers, Ron Jona people will consider all the opinions expressed last night and review their plans. The Gateway District has a lot to do with the look of the building site. They are being tabled till next meeting July 1st. At this time they are not compliant with the overlay of the district.

Unless there is a public participation when it is presented to the council there is nothing more to do. When/if that meeting is going to happen I do not know but if someone knows let me know and I will be there. The variances were for the “area plan” and affects all parcels with the same zoning -- not just the one site. There were stipulations for a traffic study to occur prior to accepting/recommending a “site plan” which effects just the one parcel. Some of the variances include:
  • Parking: not as many and smaller (good luck parking your F150)
  • Setbacks
  • Ground/floor ratio (currently 20% soon to be 23%
The Gateway District mentioned is interesting. Anyone know anything about that? Is it a committee, an ordinance, or what?

How stupid is this?! Chelsea does NOT 3 groceries. Ridiculous and typical bad planning by Chelsea planners.
